hoping to receive some interesting tips, advice, and experiences, we have joined this forum.
A brief introduction to our background.
We are a married couple without children. We plan to have one or two children within the next 2 to 5 years. Currently, our combined net income is about €5700 per month. We plan to buy/build a house in three years. I would like to start planning now, as there are many aspects to take care of.
I have started browsing online and found some prefab houses that seem affordable. If we build, I am planning to go with a prefab house. My requirements are a living area of 150-200 m² (1600-2150 sq ft) including a pool, garage, etc. Since both our offices are near Frankfurt Airport, the location should ideally be about 40-50 km (25-31 miles) away. I don’t have a plot of land yet; online portals do not provide good information.
Some of my questions are:
1. Do prefab house providers also sell plots of land? If yes, would that be more expensive or cheaper? If not, what are the best alternative options for buying land in the RMV region?
2. What prices can I expect for a plot between 500-800 m² (5400-8600 sq ft) in my preferred location?
3. How much equity should one have to get the best loan conditions?
4. What total costs can I expect for the house, including everything? I like the townhouse/villa style.
5. Which prefab house providers can you recommend in the Hesse area? I would like to explore options and visit some model homes. Are there any near my area (postcode 65428)?
We would appreciate any experiences and recommendations related to initial planning.

You are basically asking: How much does a car cost? It should be red and good quality.

danielohondo16 Feb 2021 19:28I would first read through all the posts in this forum about prefabricated house providers. That will already answer about 50% of your questions.
You need to secure a plot of land beforehand. In popular areas like the Rhine-Main region, it is extremely difficult to find available land these days. Therefore, focus on the land first. The websites of the city or municipality are your friend. Often, they offer newsletters that you can subscribe to. That's how we did it.

Regarding "1.," you can find several posts here under the search term "11ant Leerverkauf" describing common scams. As classic property developers, timber frame panel general contractors rarely act, meaning offers combining "house and land" from prefabricated house companies are often these no-commitment contract scams. Regarding "5.," it should be noted that most prefabricated house manufacturers operate nationwide and, even with production sites in Hesse (for example, Bien-Zenker, Rensch-Haus), there are no truly regional suppliers in the strict sense. You probably should have already discovered that your nearest prefabricated house exhibition center is in Bad Vilbel by now when researching. ;-)

Some of them offer a land search service. HOWEVER: these are usually not cheap, not necessarily located where you want, and the land transfer tax applies to the total price. So, it’s not really advantageous. It’s better to be proactive yourself. Go through the map and contact all municipalities that might be suitable. Often, you can only access municipal new development areas if you are a local resident. Otherwise, activate all possible channels you can think of: newspapers, real estate portals, tracking down owners of vacant plots, etc.
By the way, prefab houses usually include less than you expect. The catalog prices you have seen generally do not include the foundation slab or basement, the architect must be hired by the client, and other items such as earthworks and preparing a crane site with gravel are also not included. In practice, it’s not a truly all-inclusive package. And given the budget you will need, it’s worthwhile to hire an architect yourself rather than just placing a standard house model on a plot.
