SandyBlack4 Feb 2022 12:08Hello everyone,
We are currently looking for a company to handle the construction of our single-family house. While we are also in talks with architects, we tend to prefer a general contractor due to a fixed-price guarantee.
When building a prefabricated house, we were advised to ensure that the exterior walls include a service cavity, so that later cable installations or new sockets can be added without risking damage to the vapor barrier.
Unfortunately, I have only found one prefab house supplier that includes a service cavity as standard from the factory. I’m not sure if I’m allowed to mention the name?
Does anyone know of prefab house suppliers that provide a service cavity or offer it as a retrofit option?
Are there general recommendations for prefab house providers regarding wall construction?
Thanks for your help.
Best regards

I’m not sure where you are building or who you are currently talking to. We have spoken with several local (smaller) suppliers, and practically all of them offered this. It’s not rocket science... from the outside inward: render carrier board, then 20cm (8 inches) timber studs insulated with mineral wool or blown-in insulation, OSB, service cavity, OSB with plasterboard, finished. Completely standard.
Definitely consider local suppliers as well. They are more flexible and by no means worse.

SandyBlack4 Feb 2022 14:15Thank you for the tip.
We are building in the Rhein-Neckar district.
Do you happen to know any recommended ones there? 😉

It looks very interesting 🙂.
Can you say how thick the installation layer is in your case or how thick it should be at a minimum?
