Hello,
I am planning to build a new house!
Dear users, I have done some research and would now like to get some feedback from you!

Here is my idea:
I have a budget of 210,000€ (about 210,000 US dollars). Included in the budget must be: a prefabricated house plus the land!

About the land: I reserved a plot a long time ago because land here is very cheap, which is why I decided to build a house!

So, my plot:
765 square meters (about 8,230 square feet)
The price per square meter is 50€ (very cheap) (38,250€ total)
The special deal from the local town hall is that since I have children (I have two) and will live there with my family, the price per square meter is 45€ (even cheaper, I don’t think it can get any lower!) (34,425€ total)

Now, I am trying to find a construction company that can give me a concrete offer! That means a house with up to 120 square meters (about 1,290 square feet), maybe even less, should cost me turnkey up to 160,000€ (not more!).

I have already received several offers, but I think it could be done even cheaper. I have a small amount of equity, around 11,000€ (which I would like to use for additional construction costs, a nice kitchen, or for doing some work myself).

Now my specific question: Do you think it is possible to achieve this price? Of course, it would be even better if it comes in cheaper!

So the notary fee of 2% will cost €689,
the property transfer tax of 5% will cost €1722.

I received a rough calculation of additional construction costs from our town hall!! They charged more than usual!! I don’t know if it’s accurate, but it includes surveying, connections, assessments, registrations, applications, and so on. 9890€

I spoke with a neighbor who also built an affordable prefabricated house.

Here’s what he recommended:
He worked with a construction company (I don’t want to advertise, Dan****). They manufacture the wooden components abroad, but the wood comes from Germany, which is why they can offer competitive prices.

From what I’ve heard about them, they are not bad at all in terms of price and quality. Unlike others (like Massa Haus, which I don’t recommend), they don’t do any advertising and are known only through word of mouth and the internet.

So, I scheduled an appointment with them to get more information.

Dan*** is not exactly cheap! Unless you really stick to standard options. The concrete slab foundation costs extra. The additional construction costs are definitely more than 10,000 and you should expect at least double that amount...

Clear answer: No, it won’t work.

210,000 - 38,000 leaves 172,000 - 30,000 additional construction costs, leaving 142,000. Even with the cheapest prefab house companies, you can only get a shell house for that.

It won’t work with your provider either....

Read up on additional construction costs. Here, they are around 35,000€ (about 38,500 USD) for a house without a basement on a flat plot. The land purchase also involves quite a few additional fees.
