Hello dear community,

My wife and I are planning to start building a single-family house with 150m2 (1,615 sq ft) of living space in March, featuring a 45° pitched roof. The roof surface faces perfectly south, so I have been considering the installation of a photovoltaic system.

Since this purchase was not included in the current financing plan, I would like to know what financing options are available and whether installing a photovoltaic system is economically viable (even when financed), and what you would recommend?

The payback period for a photovoltaic system without storage, at a net price of 1500 Euro per kWp, is about 8 to 11 years. With loan financing, it may take slightly longer depending on the costs.

The most affordable option is financing through the KFW (program 274?), without registering a mortgage. However, not all banks agree to this, as the decision about collateral lies with the bank. There is an online bank operating nationwide with the initials W, S, and K, which does not require a mortgage but instead essentially takes ownership of the system or the electricity yield.

Ultimately, in my view, this breaks down to a breakeven calculation, since whether you pay 100 Euros to the electricity supplier or to loan repayment does not make much difference.

The feed-in tariff of 13 cents is not very impressive, so the main focus should be on self-consumption and the ratio of self-consumption to electricity sales.

We are doing it anyway, for the sake of our environmental commitment.

Full financing of the costs through the KfW, we had a suitable (higher) mortgage registered right away.
Amortization (if I were actually to repay accordingly) would take just over 10 years, but we still have the feed-in tariff from early 2014 and a fairly high self-consumption (solar panel roof orientation).
