ᐅ New Construction Apartment: Woodchip Wallpaper or Painter’s Fleece

I am currently purchasing a new-build apartment for personal use. According to the construction description, the walls will be finished as follows:

"In these rooms, the walls and ceilings will be covered with a fine-textured woodchip wallpaper, such as Erfurt Raufaser 20, and painted over a plastered or skim-coated substrate."

What would you recommend? Accept the offer as is, or request a special finish, for example, a fibrous glass wallpaper on a Q3-Q4 level plaster? (What additional costs would you expect for this on about 120 m² (1289 sq ft) of living space?) In our current rental apartment, we have a very high building standard with Q4 level plaster that is only painted, but even there we already experience issues with settlement cracks. Also, next year we will have children in Krefeld, so the use of the apartment will change... :-)

Q3 and paintable fleece wallpaper were too expensive for us throughout the entire house, so we opted to have it only in the living room and kitchen. Together, that is about 45m² (480 square feet), and our builder wanted an additional cost of around 2,500 euros. In the end, there was a small discount on the total price, so it was actually a bit less.

There is rough fiber fleece from Erfurt, which we recently used to wallpaper a room and were really satisfied with. We bought it in a fine texture.

Omit all fleece layers entirely and instead have the surface finely troweled to a Q2 to Q3 finish. However, make sure to hire a skilled contractor.

I would rather have the interior plaster finished to Q3 standard and possibly apply paint fleece over it. The days of using rough glass fabric should be coming to an end by now...
