ᐅ New Construction Apartment: Woodchip Wallpaper or Painter’s Fleece

I am currently purchasing a new-build apartment for personal use. According to the construction description, the walls will be finished as follows:

"In these rooms, the walls and ceilings will be covered with a fine-textured woodchip wallpaper, such as Erfurt Raufaser 20, and painted over a plastered or skim-coated substrate."

What would you recommend? Accept the offer as is, or request a special finish, for example, a fibrous glass wallpaper on a Q3-Q4 level plaster? (What additional costs would you expect for this on about 120 m² (1289 sq ft) of living space?) In our current rental apartment, we have a very high building standard with Q4 level plaster that is only painted, but even there we already experience issues with settlement cracks. Also, next year we will have children in Krefeld, so the use of the apartment will change... :-)

New builds should use painter’s fleece or decorative plaster (alternatively level Q3/4 and painted). Woodchip wallpaper, in my opinion, is an outdated, traditional wall covering for rental apartments.

You should know yourself whether you want a rough or smooth finish.

We are also getting standard woodchip wallpaper (also from Erfurt). If we want painter’s fleece, it costs us almost €10,000 extra for 140m (459 feet). (Developer)

Unbelievable. For 10,000 you can probably find a decent painter yourself who will do it for much less. I’ll check with the painter I use for my apartment building today. If necessary, I’ll talk to the seller and developer to have them do the walls at Q2 finish instead of wallpapering. I’ll then arrange Q3 finish and the painting fleece myself. I’m thinking of a similar approach for the parquet installation.

Yes, I would also prefer to handle it yourself and get quotes. After all, it’s your property and you can design it yourself. Otherwise, the property management will likely charge you extra and probably apply the cheapest of the cheap materials to the walls. 🙄;)
