We have owned a plot of land for three weeks and are now looking for a construction company to build the house we want.
So far, we have spoken with several prefab home builders, but some questions have come up.
Roughly, what we have in mind:
140-150sqm (1500-1600 sq ft)
5 rooms + kitchen + downstairs shower bathroom + upstairs bathroom with bathtub + utility room + pantry
No basement
Simple gable roof
Bay window
Chimney / fireplace
It is quite difficult to compare prices, and several companies have quoted us prices of around €260,000 (plus additional costs) for such a house. The land costs €100,000. Our total budget including contingencies is €380,000.
We have read in this forum that many people have built similar houses for a total volume of around €300,000, so we are wondering if prefab houses are really the more affordable option. What should we pay attention to, and are there any recommendations for builders around Hannover?

Well, at the moment I am assuming a total budget of 380,000 EUR.
So far, the original poster has not responded to the inquiries.
That would mean 380,000 - 200,000 for the house - 100,000 for the land.
That leaves 80,000 EUR for presumably:
additional construction costs, ancillary purchase costs, detailing work, kitchen, landscaping, etc. And all that for 20 square meters (215 square feet) less than the original poster requested...
This definitely calls for a calculator again.
