We have owned a plot of land for three weeks and are now looking for a construction company to build the house we want.
So far, we have spoken with several prefab home builders, but some questions have come up.
Roughly, what we have in mind:
140-150sqm (1500-1600 sq ft)
5 rooms + kitchen + downstairs shower bathroom + upstairs bathroom with bathtub + utility room + pantry
No basement
Simple gable roof
Bay window
Chimney / fireplace
It is quite difficult to compare prices, and several companies have quoted us prices of around €260,000 (plus additional costs) for such a house. The land costs €100,000. Our total budget including contingencies is €380,000.
We have read in this forum that many people have built similar houses for a total volume of around €300,000, so we are wondering if prefab houses are really the more affordable option. What should we pay attention to, and are there any recommendations for builders around Hannover?

In reality, you have to pay for the house – it doesn't help that providers are clever in making their offers look like they have a more economical construction method in their catalogs. Wood frame panel or brick is just different, it doesn’t make it any cheaper.

We did manage to stay under 260,000 € (255,000 €), but we only have a total usable area of 110 m² (1,184 sq ft) with 99 m² (1,066 sq ft) of living space, and we didn’t have to pay anything for any of the earthworks.

Prefabricated houses are indeed more expensive, simply because many parties involved want a share of the profits, but basically the more you do yourself, the cheaper you can build it.
If you reduce the floor area by 10 square meters (about 110 square feet) and avoid a prefab company, you can easily manage it with your budget.
The question, as always, is the building location, which can increase the cost by up to 100%. Without knowing that, this doesn't make much sense. However, it can be said that there are probably very few places in Germany where you can build a single-family house with this budget.

Well, if you take a Flair 134 as a reference (Town & Country), depending on the location, the price ranges from around 200,000 (Waldachei) to 225,000 (the latter for Munich). In terms of the layout, it could even be sufficient. It’s just a basic standard at first, but there would still be 35,000 to 60,000 left for upgrades... and with one less room, the Wintergartenhaus 118 would even include the glazed bay window.
Some compromises will have to be made somewhere.
