What are your experiences with building a new house through a property developer? I have bought many cars before, not only from private sellers but also from dealerships. You never pay the listed price. Even at major dealerships like BMW, Audi, and Mercedes, where people always say they are very strict and nothing is possible, discounts or extras (extended warranty, set of winter tires) were still offered.
I understand that property developers don’t just give away 10% discounts. What is realistically possible? Do developers usually include additional services for free, or do they reduce the purchase price?

Sparstrumpf15 Jan 2016 17:52As mentioned in another thread, we had also planned to build with a developer; we were basically only able to negotiate some features. The price itself was absolutely non-negotiable! But no surprise considering the high demand.

If you come from an area where supply exceeds demand, you might have some room to negotiate on the finishes or features. If demand is higher than supply, why should the developer give you a discount? They will choose the buyers that fit best.
We were able to negotiate a few items in the finishes, for example, a glass shower enclosure.
