Hello everyone,
I have another question. We have reserved a 498m2 (5359 sq ft) plot of land. We are allowed to build a structure measuring 10x12m (33x39 ft). What is the maximum square footage I can have then? I still need to subtract the exterior walls. Can someone help me?
Regards

Hello,
we have an external dimension of 8.75 m x 11.6 m (29 ft x 38 ft) with a knee wall height of 1.15 m (3 ft 9 in), and our living area according to DIN standards is 148 sqm (1,593 sq ft). I think with your project, a maximum living area of around 160 sqm (1,722 sq ft) is possible.
Best regards,
Christine

Without more information about your plans, no one will be able to help you:
Bungalow? Two-story? High-rise? With a basement used as living space? Pitched roof or flat roof? So many questions...
Tip:
Take a look online at the offerings from major home builders like Heinz von Heiden, Weberhaus, and others. They usually have many models available in their online catalogs where you can see comparable options. Heinz von Heiden is quite good for this. Their listings include exact dimensions and living areas.

Hello, I would just like to know initially how many square meters I actually have available. The area is supposed to be 120 sqm (1300 sq ft), but how much do the exterior walls take up? How much space do I have left then? Around 110 sqm (1180 sq ft) or less? It will be a two-story house. At first, I am only interested in the ground floor area.
