I’m interested in hearing about your experiences with buying or selling a house.
I want to get a sense of the current demand, as we are planning to sell our house for professional reasons. My question is: should we sell through an agent or handle it ourselves? I feel confident managing the sale myself (I have experience), but what about the time commitment?
Everyone prefers to buy directly from the owner to save on the commission. But how much effort does selling a house really require nowadays? I don’t have time to deal with countless prospective buyers or constantly answer emails. On the other hand, I can sell the house better because I know it inside out.
We live in a highly desirable area. The house is in a good location within a modern neighborhood, with excellent infrastructure. It was built by us, is in top condition with high-end finishes, still under warranty, and according to my regular checks on property portals, a true gem on the local market – this is also confirmed by others.
Have you recently bought or sold a property and can share how much effort was involved, how much interest there was, and how competitive the market among buyers was? Thanks!!

The key thing is that you know the market value of your house! I wouldn’t rely on what real estate websites calculate or what it initially cost you... The market has exploded, and no one is giving anything away.
What are comparable houses selling for? You can also have it appraised.
You don’t need a real estate agent in the current situation. The money the buyer would pay the agent is better off going to you.
As Ypg said, this no longer works the way it used to for years. No one is spending weeks arranging appointments.
List it on real estate platforms... after 4-5 viewings, the house will be sold!

We sold our single-family home back in March 2016. This was before the boom but already during a strong economic period. We didn’t advertise at all. We knew what we wanted and shared our intention and price among friends and family. No negotiations on the price—just a firm, fixed price. Then my cousin made an offer. The whole process took about 14 days. So: talk at work or elsewhere, maybe put a sign in the garden, and the property will be gone. Karsten
We could also sell our house immediately for a profit. I wouldn't even need to advertise it. Put a sign in the window, wait one day, and the house is gone. That gives peace of mind. Just in case something happens and the house needs to be sold. I would probably not hire a real estate agent but keep the money myself instead.
