I’m interested in hearing about your experiences with buying or selling a house.
I want to get a sense of the current demand, as we are planning to sell our house for professional reasons. My question is: should we sell through an agent or handle it ourselves? I feel confident managing the sale myself (I have experience), but what about the time commitment?
Everyone prefers to buy directly from the owner to save on the commission. But how much effort does selling a house really require nowadays? I don’t have time to deal with countless prospective buyers or constantly answer emails. On the other hand, I can sell the house better because I know it inside out.
We live in a highly desirable area. The house is in a good location within a modern neighborhood, with excellent infrastructure. It was built by us, is in top condition with high-end finishes, still under warranty, and according to my regular checks on property portals, a true gem on the local market – this is also confirmed by others.
Have you recently bought or sold a property and can share how much effort was involved, how much interest there was, and how competitive the market among buyers was? Thanks!!

HilfeHilfe1 Oct 2018 18:08Hey, the market is really booming right now. And if it's really a bargain, then list it on Immoscout and see what happens. You will quickly recognize the dreamers.
I think in a sought-after area, there won’t be an overwhelming number of viewing appointments; the house will probably sell quite quickly. Therefore, I would only schedule a maximum of 2-3 appointments at first and see if that might already be enough. Also, I wouldn’t necessarily include the phone number in the listing (unless it’s mandatory), because otherwise, it will probably ring nonstop.
The price increase obviously works in your favor. I can only marvel at that.
For example, the neighbor just sold their house, which was listed for 350,000 euros and went quickly. So I assume it sold for that price or something similar. The house was sold in the same (original) condition that our house was in six years ago, built in the mid-1970s, with the same size and plot area. Back then, we paid 139,000 euros for a very comparable property. I’m starting to wonder what a fully renovated house would fetch today 😀
We would probably ask for at least 200k more, or even more than that. It really makes you think...

2. List the property on a real estate platform
3. Have all the house documents ready

Tender process... but there is also a high risk that only joke bids will come in. I’m not sure if people will really pay what we expect (market value according to Immoscout).
Generally, as a bidder, I would also try to pay as little as possible.

Of course, I want to show the house only to genuinely interested parties, not just curious people who always wanted to see what it looks like inside. How can I protect myself against someone backing out on the way to the notary? The real estate agent can, for example, contractually arrange 1% of the commission and then claim it.
