we are currently planning the heating system for our new build. We have decided on a gas condensing boiler system plus solar thermal for domestic hot water.
Here are some details about the house:
- Living area 210 sqm (2,260 sq ft)
- No basement
- Underfloor heating
- KfW 70 standard
We received the following offer:
Condensing boiler: Buderus GB 172 14 kW with Logamatic EMS control and RC300
Solar system: Buderus SKN 4.0 S 7.11 sqm (76.5 sq ft) + 400 l (106 gallons) solar storage tank + mounting frame on garage flat roof
Underfloor heating: 210 sqm (2,260 sq ft) material without thermal insulation + installation done by ourselves + Srallan actuators
(Wiring + room thermostats provided by building smart home control)
Price: €21,300
We have requested other offers but have not received them yet.
Does anyone have comparable figures for a 14 kW gas condensing boiler + about 7 sqm (75 sq ft) collector area + 210 sqm (2,260 sq ft) underfloor heating?
I had expected something closer to €17,000–18,000.

I can’t provide a direct comparison, but take a look at what the materials would cost in the relevant online stores. That will give you the minimum price range.
Then, estimate around 3,000 to 4,000 euros for the installation of the heating system (just the heating itself, since you’re installing the underfloor heating yourselves) plus a 10-20% markup on the materials. This should give you a rough idea of the “bottom line.”
At the moment, contractors tend to charge more than reasonable in some cases, so it’s definitely worth double-checking the calculations.

Except for the underfloor heating, we have the same dot-equal system in the house that you mentioned.
I’m currently in the hospital and can’t check, but I believe we paid around 16,000 (including installation). Since your price also includes underfloor heating, I don’t think the amount you mentioned is unreasonable.

Material * 120% + 4,000 € would put me at around 17,500 €. Plus 1,000 € for additional small parts that are not listed separately. This is roughly in the range I had estimated. So about 18,500 € (the 17-18,000 € was just a rough estimate based on the experience of others).

quite a bit has already been said about the prices, just a follow-up question: Can you do the programming of the smart home system yourselves? If the programming is outsourced (KNX, etc.), that can quickly lead to a significant price increase.
