One year ago, we completely renovated our house (built in 1960) – including external thermal insulation system (ETICS), new windows, and a new roof.

Since then, several cracks have appeared around the windows. It is especially severe at the balcony door, where a gap of about 1cm (0.4 inches) has formed between the ETICS and the window frame.

The painter wants to fill this gap with silicone to seal it. However, we have had bad experiences with silicone because it becomes porous after a few years. We are looking for a more "permanent" solution and want to avoid having to replace silicone every few years. Additionally, we are concerned that small thermal bridges might develop in this area.

It is important to us that the whole area is sealed tight to prevent moisture from penetrating behind the ETICS. We are now worried about potential mold growth.

To illustrate, here are some pictures

- Is silicone an appropriate material for this kind of work?
- Are there any special products available to fill such cracks and gaps?

Thank you.

Hi
What does the company that installed the external wall insulation system (EWIS) say?
If gaps like that appear, the insulation might have come loose from the wall. Simply filling the cracks is not enough.
Was expanded polystyrene, mineral wool, or another insulation material used? Was it glued only or also fixed with insulation anchors (mechanical fasteners)?
This looks very much like a warranty issue.
