ᐅ Fully serviced or partially serviced?

Hello!

We have purchased a fully serviced plot of land and plan to build a prefabricated house on it. The building permit / planning permission process is underway. Today, we met with a civil engineer who will prepare the foundation slab. He suggested we check whether the sewer pipe is already located at the property boundary. (There is supposed to be some kind of plug on it.) Our future neighbor asked his father-in-law and later informed us that this is probably not the case. (At least, it’s not like that on their property.)

So, we would need to dig about 7–8 meters (23–26 feet), fortunately with a construction access road still in place, lay a pipe to connect to the sewer pipe, and then restore everything. However, we thought a fully serviced plot meant this had already been done. We understand that we have to connect the pipes from the house to the main sewer line, but now having to extend the sewer line further increases the costs much more than expected...

Unfortunately, that’s not correct....

…“fully serviced” simply means that the public utility connections are located in the public road in front of the plot. The connection from the public sewer up to 1.0 meter (3 feet) onto your property will cost between €8,000 and €10,000.
