ᐅ Floor Plan & Construction Costs: Opinions Needed!

Hello dear forum community,

Attached is the floor plan of our new single-family house.
We would be interested in your opinions,
and we also ask the building professionals here to estimate the construction costs (house only).
The south side of the house is (unfortunately) facing the street, but this is not a big issue for us,
as it is a very quiet and small private residential area.

About the house:
171 m² (1840 sq ft) top floor setback, KfW 70
Double-wall masonry (17.5 cm (7 inches) Ytong, 14 cm (6 inches) insulation, facing brick)
Triple glazing with 6-chamber profiles (Ug value 0.7 / Uw value 0.9)
10 cm (4 inches) perimeter insulation
KfW 70
Heating system either gas condensing boiler with solar or air-source heat pump
Clear ceiling height 2.60 m (8.5 ft)
Roof pitch 25°
Excavation depth 40 cm (16 inches), ground construction 80 cm (31 inches) fill sand

I believe you need to budget between 1200€/m² (around $130/sq ft) and 1400€/m² (around $130/sq ft) for the house, so for 171m² (1840 sq ft) that comes to 210,000€ to 240,000€.

Without carport
Without basement
Without additional construction costs
Without notary fees
Without administrative fees
Without kitchen
Without furniture
Without painting
Without risks

Including a double garage and well-equipped electrical installation, as well as an air-source heat pump with a ventilation system, we have a price of 256,550 euros.
Electrical work and the garage are done as DIY.
The materials for the garage are estimated at 15,000 euros.
That brings us to the mentioned 1,400 €/m² (130 $/ft²), so it’s not exactly a bargain?!

Where is the construction site, and how many building companies have you compared?

Sorry, but every view as a zip file? Can't you make jpgs of them instead, so the floor plans can be viewed immediately? This way, I have to download, extract, and open each file.

Here in this forum, the calculation is always based on €1,500 per square meter (approximately $140 per square foot) of living space... for a standard "off-the-shelf" house.

Perhaps (most likely) the building expert will add more on this.
