We would like to get your expert opinion on the following topic:
Our developer originally offered us a house with a plastered facade. Now we have decided to go with a brick veneer/cladding instead.
At Viebrockhaus, we were told that the costs for brick veneer and plaster would be about the same. However, our developer now wants to charge €12,000 extra for the brick cladding. This includes bricks costing €500 gross for 1,000 pieces in standard size.
The ground floor is to be fully clad with bricks all around, while the gable sides on the upper floor will be plastered. On the non-gable sides, the bricks will cover the full surface up to under the roof overhang (single-story house).
We want to assess whether we are being overcharged or if this price is justified.
The €12,000 is the additional cost compared to the offered and commissioned plaster facade.

So you have a contract with Viebrockhaus; in that case, you should ask the provider directly why you now have to pay for the facing bricks if render and facing bricks were originally presented as cost-neutral.
How is this question supposed to be answered? Nobody here has a crystal ball – none of us know the dimensions of your new build project.

@Bauexperte: I understood Ostsee differently... I don’t think she signed with Viebrockhaus.

They told me that their wall construction is always double-layered. When using brick veneer, only a different material is used for the outer wall.
Other suppliers don’t include this double-layer wall structure in their initial calculations. That’s why the additional cost is significantly higher. However, I can’t really tell you what would be realistic...
