ᐅ Experienced Home Builders Needed! Building? Renovating? Turnkey Projects?

Hello Forum!
To possibly answer my question without a post, I did some research but didn’t quite find the right information:
The core issue: My wife and I want to own a house and have two years left until the planned move-in. As a note: Our budget for EVERYTHING (house and land) is a maximum of 200,000 €. We want a property built to passive house standard, as it should still have some value in a few years and be preserved for our children. I have practical skills, as I am a heating, ventilation, air conditioning, and sanitation technician, and I am confident I can plan and install the heating (?), sanitary systems, and ventilation system.
Now there are so many options:
- Buy a developed lot and simply move in
- Buy a developed lot and renovate
- Buy land and build a turnkey house
- Buy land and get a shell construction house
- Buy land and assemble a kit house
...and these aren’t even all the options!
Now my questions:

Your comment about a shell house sounds like you have some experience with it, or is it just a suggestion of a possibility?
A shell house is actually our preferred option (over a new full self-build)... but it also requires a lot of personal effort.
I would appreciate more opinions!

here are my experiences so far.
Our shell house was erected two weeks ago. The walls on the ground floor are paneled on one side; we have to build the walls ourselves on the upper floor. The exterior walls are "finished," including insulation.
I had some concerns beforehand about taking on too much of the work ourselves, but with a few friends helping, it’s working quite well.
Current construction progress:
Drywall installed on walls and ceiling
Electrical work on the ground floor completed, attic prepared
Water/sewage about 30% completed
Heating about 30% completed
And all this without taking any vacation.
My advantage is that as a construction helper, I actually only have skilled professionals assisting me.

Would you also share the house type or the manufacturer? Since your profession suggests you have considerable knowledge of the subject, you can probably say whether it is a solid concept with good-quality materials.
What insulation standard did you choose: low-energy, passive?
It is valuable to involve relatives, friends, and colleagues. Of course, without overburdening them, but as support... Thanks to technical school, I also have some friends (including myself) who understand the trades and the work involved.
It is quite difficult for me to estimate how much work such a finishing phase actually requires. It is a leap into the unknown anyway, but the good tips so far are helpful for assessment!
So, give me more 😉

It is a Harmony 230.2 shell house from Weberhaus.
My actual profession is automotive service technician, so not really helpful.
However, I can call the site manager from Weberhaus day and night with silly questions,
and Weberhaus also provides me with the tools.
The most important thing, as already mentioned, is good friends. I have to schedule them so that no more than 2 help per day.
