Our building consultant wants to help us reduce costs and therefore recommends, instead of using the prefab house manufacturer's own interior construction/drywall packages, an external contractor of his choice who is supposed to "halve" our drywall costs and with whom he has had positive experiences.

20,000 for a living area of approximately 220 m² (2,368 ft²).

I’m not opposed to this—there are worse things than creative building consultants who reduce costs—but when something is done externally, it is not part of the main construction contract and therefore carries some degree of risk.

Has anyone outsourced drywall work and know the price per square meter?

Best regards from Bavaria

Just a thought: reduce material and labor costs by 50%? How is that supposed to work? That can only happen if there was a significant markup applied beforehand.

Is drywall construction available with an invoice and warranty at a fixed price?

Thanks, everyone. No, material costs are not included; these are covered or financed separately by the construction company. The 20,000 are purely for the service. Sorry, I should have phrased it that way. Does that make more sense now, or still not?

What exactly is included in the 20,000 for 220 sqm (2,368 sq ft)? Is the scope of work identical to that of the prefabricated house manufacturer? Are the tradespeople from Eastern Europe? Many "?" marks, so you probably won’t get a clear answer to your question.

Apart from that, I agree with toxicmolotow.

Thanks, Nordaanney. Yes, the scope of work is supposed to be identical, otherwise it wouldn’t be an option.
Did you mean tradespeople from the "former" Eastern Bloc? I’m just surprised that this superficial generalization of people from Central/Eastern Europe is still used after 25 years. But no, it’s a trades company from Upper Bavaria. Their nationality doesn’t matter to me at all—as long as they do good work.

There aren’t many questions, really just one: How much have other home builders paid for drywall work for a similar size area? Then I have a point of comparison and can judge whether the flat rate quoted is completely unrealistic or not.

For comparison, you would also need information on what and how much is to be done; just providing square meters is not enough. It makes a difference how many walls or boxed-in sections need to be constructed, whether filling and sanding are included, if the entire roof needs insulation, whether the attic is being converted, and so on. Many small rooms, for example, are generally more complex than one large room.
