This situation took me by surprise: I have the opportunity to buy a property in a perfect location. The offer only came this week, and after today’s viewing, I am close to making a decision.
It is a detached bungalow built in 1993 with 80 m² (860 sq ft) of living space and a basement. However, I noticed the energy consumption is nearly 200 kWh/m² per year, which seems quite high. Another issue is the gas heating system, including the boiler, which has been in place since the house was built. On one hand, it doesn’t seem very efficient, and on the other hand, I am unsure about the legal requirements concerning it. My questions are:
As the new owner, am I legally required to replace the gas heating system because the house is from 1993? The real estate agent said it would not be a problem, but my own research has been contradictory.
If yes, do I have to equip the new heating system with at least 65% renewable energy (E65)?
Ideally, I would like to continue using the current heating system for the coming winter and only switch to a new gas condensing boiler in 2025. This would keep costs low. I also plan to stay in the house for only 5–6 years, so I am willing to accept somewhat higher energy consumption.
Does anyone have experience with the current legal situation or tips on how to best handle this? Any help is greatly appreciated!
