I am currently moving from my old building to a new one. The plan is to have something larger, as prices for existing properties are extremely high; I assume it’s similar outside of Hesse where you are.
I might have one or two plots in sight and would like to ask for your advice, opinions, and possibly experiences.
The place of residence should remain in Hesse. I am looking within a radius of about 40-50 kilometers (25-31 miles) from Frankfurt am Main.
At the moment, I live in a mid-terrace house with around 90 sqm (970 sq ft) of living space and a 221 sqm (2,380 sq ft) plot of land.
I am looking for a plot that provides a minimum of 600 sqm (6,460 sq ft) and a new build of roughly 150-220 sqm (1,615-2,370 sq ft) of living space.
Here are some questions I have for you:
1. Would you rather build or buy an existing house? The budget is between 450,000 and 650,000 maximum, including real estate agent fees, property transfer tax, notary, etc.
2. Would you prefer a “typical” house, meaning a detached house? Positioned at the front directly on the street? Or would you be fine with a semi-detached house, a back house with its own 3-4 meter (10-13 feet) wide driveway, or even terraced houses? And most importantly, why?
3. Would a quiet location be more important to you, or would you prefer to be centrally located in the city?
4. Is internet connectivity (fast internet) important to you? Good public transport access is of course very important but usually more expensive.
Attached is a picture of a sample plot in case it is about a back house. Example of a 3 meter (10 feet) wide driveway without passage rights for the front house, which is solely owned by the back house. The plot is 800 sqm (8,610 sq ft) for the back house.

1) A house without land is not a house. Then I might as well live in a condominium in the city. Conclusion: 600 square meters (about 6,460 square feet) is too small for such a box. At least 1,000.It always depends on where you live. If I have to pay at least 500,000 euros for 1,000 square meters (about 10,760 square feet) here (if I can even find something), you start to consider if less might be enough. A condominium is something completely different; I’d rather have a smaller plot and my own house.

Is there a difference between a duplex and a two-family house? Except that the duplex halves usually look exactly the same. Two-family house. All in one building. Two duplex halves: §1, each has their own.
If needed, easier to sell later on. Karsten
A two-family house usually means that you have neighbors above or below you. Neighbors next door are, in my opinion, much more relaxed. That’s why, in my view, never ever a condominium (better to rent then!), but I wouldn’t have any problems with a mid-terrace house instead.

Why is that? Doesn’t it usually mean you live much more quietly in the second row, shielded from heavy traffic noise and street pollution? What is the downside?

Personally, I don’t like these narrow, elongated plots. I also generally dislike side entrances, with few exceptions. I’m not a fan of long hallways or driveways, so I avoid long and narrow driveways—whether next to the house, in front, or on the side.
I prefer courtyards and house entrances that face the street.
And quiet streets or not: I’ll have peace and quiet on the cemetery if I live in the second row. I will not own a house on a busy road, so noise and dirt are not considerations for me.

I prefer courtyards and house entrances that face the street. I see, everyone has their own taste. It wouldn’t bother me at all. On the contrary, we have someone like that in the family, and this house is much more attractive than the front houses because of the street location in the city.
