ᐅ Extension of a double garage including construction on a prefabricated house

Hello.

We own a prefab house built by Allkauf in 2011. We now want to add an extension. It will be a double garage with a room above, measuring 6 m x 6 m (20 ft x 20 ft), and a flat roof. This extension will be built as a solid masonry construction.

My question is: Are there any issues or special considerations when adding an extension to a prefab house? Our builder believes that such an extension should not cause major problems.

Before deciding to build, we also looked at several existing properties.

Among these was a hybrid house—originally constructed as a timber-frame prefabricated house and extended five years later with a solid masonry addition.

What caught our attention in this property was that there were clearly visible cracks both on the exterior plaster and on the interior wallpaper right at the transition between the timber-frame house and the solid masonry extension.

My father-in-law (a master carpenter) strongly advised us against this kind of “mixed construction” because a timber house behaves differently than a solid-built one, and in his opinion, the cracking is likely to become an ongoing problem.

Therefore, if I were in your position, I would rather consider building the extension using the same construction method as the existing house.
