We are planning to build a semi-detached house with a developer. What should we pay special attention to in the contract? Is it advisable to get neutral advice, and if so, from whom?

Hello, I would recommend finding an independent building supervisor before signing a construction contract. You would enter into an agreement with this person regarding how often they visit the construction site. They will inspect all the work done by the tradespeople. They will also most likely review the construction contract with you before you sign it and point out any issues that could cause problems later on. Trust me, the money is well spent and you won’t have sleepless nights. There is so much poor workmanship on construction sites. I have seen enough during my time in construction. It is also reported in the media almost daily. If some of the users here who have gone bankrupt with their builders and already paid money in advance had had a building supervisor, they would have saved themselves a lot of trouble and money with 95% certainty.

Be sure to explicitly mention the right of withdrawal:

- Withdrawal if financing is not secured within the next 12 months

- Withdrawal if a suitable plot of land is not available

Withdrawal without any further obligations or costs

Thank you for your responses. We hired a lawyer and a construction supervision company to review the contract, and it was well worth it. There were some very important changes regarding progress payments, warranties, and certain technical details. I can only recommend this to everyone!
