Hello everyone,

I have been a silent reader for some time now. Things are getting more concrete for us: the plot is reserved, a general contractor (GC) is likely found, and possibly a construction supervisor as well. In addition to the supervisor, the building documents, construction contract, and the municipality’s soil report will be reviewed by an independent expert (Dipl. Ing. Architect FH). After reviewing the documents, I will negotiate with the GC and hope that the GC accepts as many points as possible.

I have a few questions regarding the terms and content of his offer.

I have already searched the forum for prices but only found the two big providers with three and four-letter abbreviations. Their fees are around 80-100€ including VAT.
My building expert charges:

107€ net per hour
- 5% discount (He shares an office with a friend)
+ 8% overhead costs
+ 19% VAT
= 130.64€ gross per hour

He plans five on-site appointments of one hour each; any additional time will, of course, be billed accordingly.

Travel time of approximately 30 minutes each way will also be billed at the hourly rate plus mileage allowance.

No documentation after the appointments is planned. If any defects are found, he will address them directly with the site manager.

Phone calls with me, the GC, or emails will also be charged based on time spent.

I expect total costs close to 3,000€ gross for 6-7 appointments with 1.5 hours on site, review of building documents, construction contract, and property documents.

Of course, I understand that he charges for his time invested. It just sounds to me like he is billing every little detail meticulously, even though he says he will not be so meticulous.

I look forward to your opinions and suggestions for improvement.

If permitted, I would like to attach an excerpt of the offer without mentioning the building savings contract.

Hmm, if I assume that the travel time is 1 hour, I get:
€0.68 * 50 km (31 miles)
+ €107 per hour
+ 3% of that (8% general minus 5% discount)
+ 19% VAT
= €172.82
Just for the trip. That matches your calculation… It feels quite expensive that way.

That’s true, I will try again at the building site to get a more affordable offer.
My current consultant leaves a good impression but is very busy and therefore might not offer the lowest prices.

The travel costs for 8 visits on site (including final inspection) add up to nearly €1,400.
I apparently made a mistake in my total cost calculation.
If I include the document reviews before visits, the construction supervision (7 visits plus final inspection), and travel expenses,
I end up with over €4,000 including all surcharges.
I find that quite steep.
If I could offset this against the KFW431, it wouldn’t be a problem, but as it stands?

Are there other homeowners who have used construction supervision?
What were your costs, how many site visits did you have, and what were your travel and additional expenses?
