ᐅ Construction Supervision in the Dortmund Area: Private Homeowners Association or Technical Inspection Agency

Hello everyone,

It is undisputed that we want to work with a construction consultant. We have gathered a few offers and now face a tough choice: either a consultant from the regional office of the Association of Private Homeowners or an independent/freelance expert recommended by a friend.

Both would visit the site 7 times and provide 7 reports, but one costs around €1600-1800 and the other a flat fee of €2600.

The more expensive, independent expert is supposed to be very good (according to my friend), but simply spending €800 more upfront for something I can get elsewhere for less... well.

Any advice or recommendations?

Seven site visits are simply not enough for qualified construction supervision. An architect typically receives 30% of their fee for this service, which does not make them wealthy.

I asked a few of my friends who are building or have built – 7 seems to be a common number of site visits with different construction supervisors.

Whether that is simply too few… no idea… but that’s not really the point of this thread.

Some acquaintances of mine were also content with the number. I believe that construction supervision by TÜV is no longer required.

Hmm, are your friends qualified enough to assess whether their own construction supervision was sufficient? Respect for their expertise. The TÜV is the standard for quality assurance?! Well then…

Nightdancer... we are just sharing what we have heard from others and are not professionals in this field. If you think that more than just 7 site visits are needed, then I believe you.

Could I kindly ask you for such a site visit schedule, as I only have ones with 7 items. A copy/paste or a link would be enough—I just want to try to identify which points are missing from my site visit checklist.
