Hello,

we are planning to build a brick house in Baden-Württemberg / Heilbronn district. We already have a plot of land. We are looking for a construction company that can manage the project for us as a general contractor. So far, we have looked at Viebrockhaus and Gussek Haus but are not fully convinced yet. Does anyone here in the forum possibly know a general contractor who builds this type of house? Ideally, someone who has already built one like this themselves?

Thanks! We’ve already tried that too. Unfortunately, so far it’s only been Viebrockhaus, or the builders have added brick slips to the facade afterwards. But we’ll keep looking 🙂

Friends of ours built with Viebrockhaus and are very satisfied. Also close to Heilbronn. We also considered Viebrockhaus, but once you go beyond the standard package, it gets expensive. We also found the consultation with the contact person in Wüstenrot less than impressive.

These were also on our shortlist:
- Müller Planbau: Neighbors of ours are very happy. Both we and friends of ours had positive impressions.
- Böpple: Several friends were extremely satisfied here. This was in the “final round” alongside KHB for us, but ultimately more expensive. Excellent, outstanding consultation.
- KB from Öhringen: Good consultation, but there was always a lingering uneasy feeling.
- Wunsch Haus Bad Friedrichshall: Good consultation (the contact person has since moved to another architectural firm), but the scope of work had not been fully finalized yet.
- Vogt Wohnbau Erlenbach: A bit rough around the edges, but still good.

I would definitely avoid Massive in Heilbronn. The scope of work was neither fair nor honest. It felt like the more questions you asked, the more gaps you found.

What eventually led us to choose KHB: good experiences shared by friends, an honest impression during negotiations (which was confirmed), a good approach to healthy building, and some flexibility in the planning process.
Looking back, it was a good decision. Nothing major went wrong. Two other families nearby also built with KHB.
Price-wise, none were completely out of line. When adjusting the scope of work descriptions through questions, the differences became less significant. KHB tended to be on the more expensive side. In the end, however (we invested a lot of time in the contract’s additional agreements), there were no unpleasant price surprises. Refunds and change orders were fair, with change orders totaling maybe around 5,000 euros (about 5,300 dollars). I had two or three “lessons learned” on the construction side, but nothing that led to major price increases.

Fermo is top quality, but you really need a substantial budget for them. They were way beyond anything we could afford.

In summary: whether the budget is met depends on the initial phase and the preliminary work. At least, that is our experience. But now I have really digressed from the question about facing bricks – sorry.

Thank you very much – we now have a meeting with KHB next week. Currently, we also have an offer from Kampa, which includes quite a lot of good fittings and technology in the price calculation. However, we have read quite a few negative reviews about Kampa in various forums. I’m not sure if this is region-specific. We are still undecided between timber/prefabricated houses and solid construction. Ultimately, it’s also a question of price/performance. Our gut feeling leans toward solid construction, but that will probably be significantly more expensive if you add comparable features here.

Whether using solid construction or timber framing is not that important for the prices; what matters more is the standard and how many parties the contractor involves. Especially with large companies, there are often significant marketing costs (sales representatives in show homes) that add little value for you. You will notice this when you create an honest cost estimate and compare the different offers.
