Limited time, so: Find a local, well-connected structural engineer with a building permit / planning permission, and you can plan your house individually with them. This way, you keep costs constantly under control AND can freely design your house in every aspect.

This beats architects in terms of cost and general contractors in both cost and planning.

The structural engineer must invoice according to HOAI just like the architect. Cost savings can therefore only be achieved by omitting services. Each person has to decide that for themselves.
