Limited time, so: Find a local, well-connected structural engineer with a building permit / planning permission, and you can plan your house individually with them. This way, you keep costs constantly under control AND can freely design your house in every aspect.

This beats architects in terms of cost and general contractors in both cost and planning.

A builder who charges less than an architect must really need the work. You can then expect the corresponding results...

PS For homeowners interested in custom design and excellent technical construction at reasonable prices, despite the strong negative opinions here, I recommend the option mentioned. We chose this path after discussions with architects and general contractors and have not regretted it. Since his thread about the basic idea and financial feasibility is from the end of March, I would assume there’s nothing there yet.

Mamo, we are not opposed to the idea. However, you need to provide some numbers. Both structural engineers and architects are bound by the HOAI fee framework. Same services, same fees. But the structural engineer probably won't cover service phases 1-8, so their cost might be lower than an architect’s, but with fewer services.

It’s not new that some architects or structural engineers violate the HOAI regulations.

205 m² (2,205 sq ft) of living space on a 544 m² (5,854 sq ft) plot / Move-in November 2018 / I’m happy to discuss the budget and costs in a private message. However, I stick to my original statement that working with a well-connected construction engineer is much more affordable and efficient – this ensures cost control even three months before moving in and all targets are met.
