Hello everyone,
I am planning to build a house and have some specific wishes.
I would like to build a house with two full stories. The zoning plan limits many things, but it states that if all requirements are met, a house with two full stories can be constructed.
I wanted to ask if you could tell me what dimensions would make this possible.

With a width of 10 m (33 feet), this is the maximum buildable size. The 4 m (13 feet) and 8.5 m (28 feet) limits are being respected. This means the narrower the building, the steeper the roof. With large dormers, you can be quite flexible on the upper floor. In my opinion, the two-thirds rule is not intended here, hence item #6 according to the development plan.
Is there a slope? You can also build with a 30-degree roof pitch, but then the attic space is less usable.

I actually sketched it out just before reading @hanghaus2023's post.Your desired townhouse isn’t possible, which is already evident from the 4-meter (13 ft) eaves height.
