Hello,
After our preferred architects unfortunately declined due to lack of availability, we are now looking for alternatives.
We are searching for someone who can transform a house built in 1980 on a beautiful large plot just north of Munich, with good transport connections, into a modern home.
Ideally, someone experienced in renovating existing buildings and available to supervise the construction site – we are complete beginners. If necessary, additional construction supervision would be possible, but we would prefer to have everything managed through a single source.
We have some ideas on WHAT we would like, but we are completely open on HOW to achieve it – meaning we are looking for someone with good, creative ideas.
The scope is more or less a major renovation, plus a pool and terrace. We want to try handling the rest of the garden ourselves for now.
The budget is around 500,000 to 700,000 euros (approximately 540k to 760k USD). Some Munich architects have already turned us down, saying the project "would not be worthwhile" for them.
Does anyone have recommendations or know how we can find someone? I have called nearly all architects from Garching and Freising who have their own websites...

Grünwald is outside. And where box-shaped houses with pitched roofs are considered cozy, you shouldn’t try to stand out from the neighbors for the sake of that same coziness (which would also make you unpopular). The average German doesn’t like being portrayed as someone from the provinces (or being mocked). I think you know what I meant by outside.
We’ve already met the neighbors, and that works out fine with them. We already live in the same town, and my wife grew up here.

Who created the plans back then? Are they still around? Unfortunately, I couldn’t find any architects from back then. I strongly suspect the plans were done through Ytong at the time. If not, I find it unlikely that plans from 45 years ago would be of much use nowadays. What would you expect to gain from them?
We’ve now tried to gather some example pictures and noticed two things:
- (ok, we already knew this, but became even more aware) the development plan plus the current condition leave very little room for flexibility; most possibilities are mainly inside
- almost all the pictures we saved relate to the garden or interior
At this point, we’re saying: okay, we need a practical expert to competently oversee the entire construction. I’ll let you criticize the plan he still needs to create for the interior walls 😉
We’d rather find a good interior designer, that will probably benefit us more.
I’m so glad no architect has time right now, that gives us a few more months to change our minds 17 times 😳
