Hello,
After our preferred architects unfortunately declined due to lack of availability, we are now looking for alternatives.
We are searching for someone who can transform a house built in 1980 on a beautiful large plot just north of Munich, with good transport connections, into a modern home.
Ideally, someone experienced in renovating existing buildings and available to supervise the construction site – we are complete beginners. If necessary, additional construction supervision would be possible, but we would prefer to have everything managed through a single source.
We have some ideas on WHAT we would like, but we are completely open on HOW to achieve it – meaning we are looking for someone with good, creative ideas.
The scope is more or less a major renovation, plus a pool and terrace. We want to try handling the rest of the garden ourselves for now.
The budget is around 500,000 to 700,000 euros (approximately 540k to 760k USD). Some Munich architects have already turned us down, saying the project "would not be worthwhile" for them.
Does anyone have recommendations or know how we can find someone? I have called nearly all architects from Garching and Freising who have their own websites...
Thanks in advance for your support!

hanghaus202312 Aug 2023 17:35The architectural scope for the renovation is not that extensive.
Do you have the existing plans (as-built drawings from the previous owner)?
Is the company that built it still in business?

hausbau_phobos12 Aug 2023 18:02@11ant can you tell me how to easily find out beforehand if he actually works as a taxi driver 😉
No idea about the style – no concrete and glass palace, nothing outdated, my wife is responsible for the design 🙂
With the website, we were able to quickly filter out a few who really appealed to us based on their reference projects.
We already have 2 architects who would take on the job, but with one there’s no personal chemistry at all, the other is very likeable but probably not creative enough for us – although since we’re quite restricted by the zoning plan anyway, we probably won’t need or be allowed much creativity...
I have old plans, the construction company was actually Ytong AG – I don’t think that’s the right contact nowadays 🙂

With the website, we were able to quickly filter out a few that really appealed to us based on their reference projects. Perhaps the esteemed lady of the house could share with the community what kind of architectural style she prefers. At this point, I can’t imagine any relevant reference project from the architect’s website alone that would clearly earn a thumbs up or down for your project. That’s why I asked whether this is supposed to be a groundbreaking design, one that would show your housewarming guests where the bar is set (and that the Düsseldorf crowd can go home).

When we see it, it’s definitely easier for us to say, yes, we like that. We had an architecture firm that really appealed to us, and the meeting on site went very well, but unexpectedly two people left the office.
Regarding Düsseldorf – I’m not German, so I’m just glad to be tolerated here 😉
We want a well-thought-out, cozy, practical house that stands out a bit from the neighbors – right now, the house looks like a shoebox with a pitched roof to me.
For comparison, we both much prefer to buy from a small manufacturer who delivers top quality, even if they aren’t well known and it’s not obvious how much it costs – you will never see us using LV or Hermes.
I’m not interested in show homes in Munich, which is why we are actually focusing our search more on the outskirts.

Grünwald is outside. And where shoeboxes with pitched roofs are considered cozy, trying to stand out from the neighbors for the sake of that same coziness doesn’t make sense (and would also make you unpopular). People in Germany don’t like being portrayed or mocked as provincials.

Who created the plans back then? Is that person still available?
