Hello everyone,
I’d like to gather your experiences regarding plumbing for the construction of a new single-family or two-family house to better estimate and verify the costs.
First, a brief overview of our planned project:
Two-family house with timber frame construction
About 160sqm (1,722 sqft) of living space over two floors, no basement, separate technical room of around 12sqm (129 sqft)
Regarding heating and plumbing, the plan includes:
Two bathrooms measuring 12sqm (129 sqft) and 6sqm (65 sqft)
Air-to-water heat pump
Underfloor heating throughout the entire house
Central ventilation system
The quoted costs, including labor but excluding bathroom fixtures, are just under €80,000.
How do you assess these costs? Do you currently have similar projects and could provide some insight into your approximate expenses?
I’m a bit surprised, for example, to find the heat pump model about €3,500 cheaper online.
Also, the ventilation system at around €11,000 seems quite high to me, but honestly, I lack the experience to properly evaluate this.

We are installing a central ventilation system ourselves. The material cost is €13,000 with a Vallox 350 MV for a 240m² (2,583 ft²) house.
- Ducts installed in the raw concrete ceiling (I find this better and much easier than in the screed) with 13 supply air and 13 exhaust air ducts.
- In the end, all ducts and devices need to be properly installed and the airflow adjusted.
- In theory, a company would charge for labor as well. In my opinion, the total labor time would not exceed 8 working days.
Heating / Plumbing:
Handled entirely by the company for €49,000.
- Rough installation of piping. (2x toilets; 2x showers; 1x bidet; 2x washbasins; 3x kitchen connections)
- 7 kW heat pump with a 600-liter (158-gallon) combined hybrid storage tank.
- Underfloor heating throughout, also installed by the HVAC technician.
- Includes all labor hours. The estimate was calculated generously.
Therefore, I also consider your €90k estimate to be expensive. But that doesn’t surprise me. When searching for a heating and plumbing company, I received offers for the same package of up to €68k. In the end, I requested quotes from nine companies, of which three were between €46,000 and €51,000.

- Includes all labor hours. This was calculated generously.
So I also find your €90,000 quite expensive. But I’m not surprised. While looking for a heating and plumbing contractor, I had offers up to €68,000 for the same package. In the end, I contacted 9 companies; 3 of them quoted between €46,000 and €51,000. Unfortunately, I haven’t received any offers and have been waiting for 2 months...
Calculation net
€35,000 heating
€14,000 rough plumbing installation
€15,000 sanitary fixtures
€15,000 ventilation system
If there’s anything left over, that would of course be great, but it shouldn’t cost more than that.

That means new bathtubs, showers, wall-hung toilets, sinks, piping, tiles, underfloor heating, and towel radiators.
Can I spend 20,000 euros on each bathroom? Certainly not.
I have to buy tiles cheaply; I source materials from Poland. I have an affordable tiler and do some of the work myself. This way, with top quality, I manage to spend around 3,000 to 5,000 euros per bathroom. I simply can’t spend more than that.
A vanity unit with sink, including faucet, trap, drain, etc., costs 150 euros in Poland. They even have soft-close features. Tiles are significantly cheaper, and there’s a larger selection. Sanitary ceramics and other plumbing fixtures are also much more affordable.
So, I find 80,000 euros for heating, plumbing, and ventilation a bit excessive. Who really needs a ventilation system? Build a naturally breathable house and you’ll be happy. Everything else is nonsense.

That is not a healthy living environment either. I know several people who have developed health issues in their new homes.

That might be possible in Poland, where you do your shopping, but unfortunately not in Germany.Similar topics
