ᐅ Is the architect's cost estimate realistic?

Hello everyone,

I have received a rough cost estimate for our planned new build from our architect.
How would you assess these costs?
125 m² (1350 ft²) of living space, 3 full floors (no basement), gable roof, semi-detached house, southern Baden-Württemberg.

This will be a luxury cabin with every imaginable extra, including at least gold-plated faucets.

That is already more than €5,100 per square meter without architectural services. I would definitely ask the architect whether this is meant as a deterrent offer or if they have confused two projects...

I read in the forum that the costs for the 300/400 categories generally range between 2,500 and 3,500 per m² (27 to 33 per ft²).
I am now very confused by the offer because even with 4,000 euros per square meter I don't reach that price...

For the 300/400/700 costs I calculate a total of 5,120 € per m² (476 per ft²).

For the 300/400 costs alone, I come to 4,472 € per m² (415 per ft²).

I estimated total costs without land at around 500,000 to 550,000 euros and calculated as follows:

3,500 € per m² (325 per ft²) + 15% to 20% additional construction costs = 503,000 € to 525,000 €

But I didn’t expect to be so far off.

Is there a detailed cost breakdown from the architect showing how the individual amounts listed above are calculated, or did they just randomly come up with five figures and present them to you?
Without further information, these numbers are meaningless.
There must be a reason why they are so far above the average.

Otherwise, I agree with nordanney... with the appropriate specifications, it’s quite easy to reach such figures.

One thing is an estimate, the other is real life. If there are no special circumstances in your case, the architect is simply wrong. It is what it is.
