Hello everyone,

we have the opportunity to build the right half of a semi-detached house. The plot (212 m2) (2560 sq ft) is located on a slope and has already been stabilized. Earthworks will definitely be necessary. Has anyone had experience with a similar plot? I expect significant additional costs due to the earthworks.

The second issue I’m concerned about is that the right half of the house faces northeast. The living and sleeping rooms would be located in the southeast, which I don’t see as a problem. However, the garden would be behind the house, or on top of the garage, so it faces northeast. That means sun in the morning, but probably dark and cool all day otherwise. Of course, that’s not the worst thing in the height of summer. What are your thoughts on this?

The plan attached is not ours but was designed for someone else.

A bit too much house for such a small plot. It wouldn’t be my choice. I’m quiet about the slope, we have one too. Just roughly where your neighbor sips their morning coffee, we have trees.

First of all, thank you very much for all the feedback! I deliberately avoided checking in here for a few days because we were still in the decision-making phase. I didn’t want my decision to be influenced from the start. We have carefully reviewed the plan with all the measurements again and then looked at similarly sized, already built plots with such tall walls behind the garden. Therefore, we decided not to buy that plot under any circumstances. The orientation is really the smallest problem there. Constantly facing a meter-high (approximately 3 feet) wall, the steep slope, and the poor orientation are simply too many negative points. Your feedback also confirms this.

We have not been searching for long and are not under any pressure. So we are still fairly new to the topic of house building / plots and are currently gaining experience. Since we are looking in Bavaria, near Munich, the plot size will always be small. We are aware of this and it is also okay with us.

Then you’ve already made a good decision. I had the impression that a narrow valley is supposed to be developed here. It doesn’t have to be large, just as it is, but any height next to it can be disturbing.
