I would like to build an extension to the main house on my son-in-law’s property using my own funds.
He is the sole owner listed on the land register (gift from his parents).
What would be a secure financial arrangement that protects all of us?

You can build anything there, but afterward, it belongs to him.
Or you manage to get it registered in the land register yourself.

Will the extension be an independent apartment or just an addition to the existing building?

Who is the extension intended for? If it is for him, then a building permit/planning permission must be applied for.

If it is for you, then the ownership details need to be clarified, and of course, the extension must comply with the development plan. After legal review, a building permit/planning permission is also required in this case.

If an extension is generally allowed under the development plan, then he can build it, and you would rent.

If it is to be owned by you, then you would need to purchase a portion of the property. In this case, the figures for the existing house/property and the new section must match (site coverage ratio/floor area ratio). This would convert his single-family house into a semi-detached house.
