Hello homebuilding enthusiasts,

We bought a prefabricated house, and after two years, cracks have appeared in all corners (where walls meet and where walls meet ceilings). These cracks are present in EVERY corner (without exception) — some even extend into the joints in the bathroom.

The construction company now wants to fill everything with silicone and repaint to fix the issue. In our previous apartment, we had the same problem, and the silicone at ceiling transitions and corners always looked "dirty" because the wall and silicone aged differently over time.

I certainly would never have agreed to buy a house with silicone joints. Does anyone know who decides how the repairs should be done? Do we have to agree on this, or can the company decide unilaterally?

Best regards,
Torsten

The contractor decides how to solve this, as long as the solution complies with the recognized standards of good practice.

Acrylic, because it can be painted over.

Do you have pictures of the cracks? If necessary, it might be better to fill and paint over them. I'm also not a big fan of silicone and acrylic.

I get the impression that you were sparing with practical illustrations of your question(s).

Exactly. It should be noted that silicone certainly does not comply with the generally accepted rules of technology.
