Hello everyone,
I would like to get a rough estimate in advance of what we might expect for a future house.
In our former rural hometown, building plots will soon be developed. Due to the current situation, almost all previously reserved plots have become available again.
We have an appointment soon to discuss the building plots. They are all between 500-650 sqm (5382-6997 sq ft) in size and are supposed to cost between €160-180 (per sqm), which is quite high for this location.
Is it still possible to negotiate prices, or are the local authorities strict? We are considering buying two plots to reach about 1000 sqm (10,764 sq ft) in total.
The plot would be purchased without taking out a loan.
What are the current prices for a single-family house with two full floors and a basement in a higher-quality finish?
Since I am currently self-employed, my income fluctuates significantly. The business is planned to be moved into the basement. Of course, this still needs to be approved by the local authority to see if it is allowed.
It is an online shop with current pre-tax profits of €400,000 annually.
Maybe you can give me a brief outlook on the upcoming project.

As a local resident, I apparently have a right of first refusal.

Expectations of priority purchase rights are just wishful thinking. You probably mean the courtesy of choosing from the available options before “external” applicants (but even that is not binding). Rights of first refusal for plots not yet allocated—in other words, essentially mandatory rights for all of them—would be, well, “something new” ;-).
In my opinion, a right of first refusal on land not yet owned by the seller would also amount to a “short sale,” which in the case of land would likely be fraudulent.

Haha, but local resident models are typically only applied in cases where the developer is the municipality (possibly indirectly through its housing company or savings bank) – and so far, that’s not how it sounded to me here.

Whether it is handled that way, I have no idea. However, the plots of land are way too expensive anyway.
So, not many will rush for them, that much is certain.

So not many people will rush to buy them, that much is certain. Is a final price set before the site development?
What timeframe was given to you? Since the area currently consists of a few large parcels (agricultural grassland) without any parcel designated for a road and no individual plots available for sale, it will probably take at least one year before construction could even be considered.
So, based on your plans, I would not expect moving in before 2025.
