I hope I’m in the right subcategory of the forum. I would appreciate some brief feedback on the estimates for two trades: painting and tiling.
The house has a ground floor and one upper floor, approximately 160 sqm (1,722 sqft) in size, with a concrete staircase. The general contractor is responsible for the screed, and the walls are category C2.
Now I have the following offers from the subcontractors:
Painting:
- Upgrade to C3, paint fleece, double coat (white), cost 17,000 EUR, all materials included, fixed price.
Tiling:
- Area approx. 145 sqm (1,561 sqft) plus concrete staircase, excluding tiles, entire house with 60 x 120 cm (24 x 47 inch) tiles, including all materials, edge strips, etc. Bathrooms are already included in the general contractor’s scope through the main contract. Cost approx. 11,000 EUR, fixed price.
To be honest, a large part of this would likely be done without an invoice. I would appreciate feedback on whether these figures seem realistic or completely unreasonable. The subcontractors have been working with the general contractor for nearly 20 years, and the construction management even recommended them.

Ask for detailed information about the materials. Painting fleece should be at least 120g. What about the paint quality?
If yes, I think the price is fair but not more than that. It is advisable to get additional offers.

By the way, I meant Q3, not C3. Joint seals and ceilings are included.
An "OK" price would be sufficient for me, just not overpriced. I had expected that it wouldn’t be cheap.

Ralf_198014 Feb 2022 15:46It wouldn’t be complete without an invoice. I said that I want to have an invoice for each part for warranty purposes, even if it’s for a reduced amount.
It would be nice if everything came from one source. The tiler is already doing the bathrooms anyway, so they could manage the whole house. I could supervise, they were very transparent about that.

I received a quote for a similar area with a similar total amount, but gross. However, only 60x60cm (24x24 inches) or 23x120cm (9x47 inches), and only for part of it. 60x120cm (24x47 inches) is a tricky size that most tilers charge extra for. In that respect, the price is reasonable.
