ᐅ Plot facing north—how to position the house?

Hello!

Here is the picture first, it’s about plot 12.

Site plan of two building plots numbered 10-13 and surrounding areas.


This plot is being considered by us, and we need to confirm or decline by Monday.
The location is ideal for us, the price is right, and the size is good by today’s standards.

The only issue for us is the orientation of the plot. My wife and I dislike heat and too much sun and don’t want a terrace facing south. North is too dark for us as well. East or west would be preferable, but the plot doesn’t seem to really allow that.

Currently, the idea is to place the “main terrace” on the north side and build a second, smaller terrace in the bottom south corner.

The building area on the plot is 18.5m (61 feet) wide (within the dashed line).

Maybe a few ideas from you could help us move forward ;-)

Hello!
That is a pipeline running from the north side (drainage) toward the street. So it concerns utility easements.

Otherwise, many thanks for the answers; that is very reassuring for me. 🙂
