HELLO,
great forum here.
The surveying for subdividing a plot is expected to cost around 6,000 euros. Does anyone know if the surveying fees can be negotiated outside of the official fee schedule?

The small plot section to be subdivided is approximately 2,000 sqm (21,530 sq ft) in size, and the unit value per sqm is 280 euros per sqm. The length of the subdivision boundary is about 70 m (230 ft).In North Rhine-Westphalia (NRW), such a survey would cost at least approximately €3,850. This means that if additional surveying services are required due to local conditions beyond the minimum services, costs of around €6,000 can be entirely accurate.
For official services, the HOAI is not applicable; instead, in NRW, the VermWertGebT applies, which is the (each federal state’s respective) fee schedule for surveying services. HOAI and the fee schedule must be strictly distinguished—they are two completely different things.
In general, subdivision surveys are usually individual cases, so it is rarely possible to compare based solely on quoted prices. Costs are truly comparable only when several similarly sized plots within a development area are subdivided simultaneously; otherwise, comparison without detailed knowledge of the circumstances is not feasible.

No, the fees are not negotiable. If you have paid a possibly "lower" fee for all four service levels, something will be missing.

A very simple answer to your question: Yes, they are negotiable.
At least that was the case for me.

Best regards, BauexperteNo, nothing is missing. However, we are only talking about a very low three-digit amount here.
Strictly speaking, the smallest possible three-digit amount.
But still.
