ᐅ Building a House According to the Energy Performance Act: Still Acceptable or Better to Aim for KfW 55 Standard?

Hello everyone,

We are planning to build our house with the company Markon (a regional provider in Berlin and Brandenburg). According to the building performance specifications, the house will be constructed in compliance with the Building Energy Act.

The features, price, and feedback from acquaintances who have built with this company are positive.

Now to the question: would you still choose to build according to the Building Energy Act? Especially considering possible legal changes that might occur due to the new government.

There are thousands of opinions and posts on this topic both on the internet and in this forum. What specific questions do you have about it? What is your stance on environmental protection, energy conservation, and related issues?

What speaks against it from your point of view? It’s a KFW 75 house.

Nothing will happen in that regard for now.

However, I would build as "well" as possible within reasonable financial limits. It’s an investment in the future.

It always comes down to the price-performance ratio. Nowadays, you should plan for a photovoltaic system plus a heat pump (preferably a ground-source heat pump). Additionally, a controlled residential ventilation system should be included, and then you are not far from KfW 55 standard or even better. I wouldn’t rely on a gas boiler these days...

I have read a lot, but I haven’t really made much progress. Basically, we want a solid house without too many gadgets or experiments.
If the building energy law is proven and reliable, then we are open to that. I just have concerns that something might come up afterward that we should have been aware of from the start.

I would say, "regional" is not always / automatically a good thing. I miss the construction specifications on their website and notice with a mix of amusement and slight concern that the references section is called "thank you letters."
My "11ant stone mantra" is: choose the wall construction that your builder has the most experience with. If they build 40% of their houses to KfW55 standard, then go for KfW55 (because this standard is almost as close as St. Nicholas at the door). If they only do 15% KfW55, then better choose the standard option. What matters most for my decision here is whether KfW55 just means the same wall but thicker (which is okay), or a change from monolithic construction to external thermal insulation composite system (ETICS / external wall insulation) (which is worse – not because ETICS itself is bad, but because it means a different wall structure).
Regarding resale value, you should ask yourself how long you plan to live there: if you sell in about five years, the difference in standards will have the most noticeable effect on resale price.
