ᐅ House construction costs per KfW efficiency level per square meter

Hello everyone,

I have the following question:

Are there currently any guidelines on the price per square meter for a house built to KfW 40 and KfW 55 standards? Prices have generally increased lately, and about a year ago, we were told that the price for a house meeting the KfW 55 standard was around 2100-2200 €/m² (approximately 195-205 USD/ft²). Are there any updated benchmark figures?

We understand that these figures can’t provide exact cost calculations, but we would appreciate updated reference values.

We have the opportunity to apply for a plot where building a KfW 40 standard house earns more social points. Through this, we want to assess whether aiming for these additional points is feasible or if we should continue planning with the KfW 55 standard (the minimum requirement in the new development area).

Since this might depend on the region: We are located in the northern part of North Rhine-Westphalia.

Still, I do think that KfW40 is about as “useful” as an organic label: you pay more, but—as I admit, saying this as a meat eater—you don’t really taste the difference. So it’s something for people who want to afford a Greta conscience—and can afford it. The average skilled worker doesn’t have this kind of money just lying around; they usually have to dip into their vacation fund as well.

As mentioned, we assume that controlled residential ventilation is wanted anyway.
From my offer (timber frame construction)
Additional cost for perimeter insulation = €5,568
Additional cost for roof insulation = €1,166
Additional cost for front door = €1,148

Total additional cost = €7,882
Additional subsidy = €7,500
Difference = -€382

You were right, it is a loss-making deal. But in this case, it is justifiable.

And in solid construction, this is certainly not achievable either.
This once again shows the original poster that it is impossible to compare anything here.

Surcharge for roof insulation €10 per m² (about $1 per sq ft) 🙄

The prices are correct ;-)
148 sqm (1593 sq ft) living area. 11 x 9 m (36 x 30 ft). 45-degree gable roof. Knee wall 0.75 m (2 ft 6 in).
I don’t know the area off the top of my head
