We are currently planning our single-family home and are a bit confused about the data for the land surveying. Maybe you can help clarify things.
We have already purchased a plot of land from the municipality, which was already assigned a parcel number. Now we have received a letter from the municipality asking us to pay the surveying costs for the plot, amounting to about 1,500€ (approx. $1,600). The survey was carried out by the land registry office.
So far, everything is clear.
However, I have not received any documents or survey plans yet. Is this normal? For our design and for the architect, having precise data is important since we are building on a south-facing slope.
Where can I get the required data? Preferably also in 3D if possible!
Or do I get nothing for 1,500€ and have to hire a surveyor myself? That would seem very strange, paying quite a bit and receiving no information at all! The municipality couldn’t help me with this either ♂️.
It would be great if you could help me out!
Have a good start to the week

Osnabruecker18 Jan 2021 09:37Setting out usually only involves locating boundary markers and similar points.
The heights, terrain profiles, and other data you need for your planning are, to my knowledge, not part of the official surveying.
(In my case, the final survey was just done. They measured 10 corners of the house, cost 800 € (approximately $860)... this fee schedule is quite steep!)

The survey was carried out by the land registry office. So, it was probably “just” for the land registry office, meaning an official survey. You will likely receive a cadastral map as a result.
If you need surveying data including elevation points, you should commission that separately and pay for it again.
P.S. Why was a survey necessary at all if the plot already existed? What exactly does the purchase contract say? That would help to clarify things a bit more.
