We own a large weekend property with several building zones. According to the development plan, you are allowed to build a 70 sqm (750 sq ft) house in each building zone.

Is it allowed to build two smaller houses within the building zone instead of one large house, as long as their total area does not exceed 70 sqm (750 sq ft)? We would like to build two small wooden houses.

Also, does the gap between the houses count towards the 70 sqm (750 sq ft)?

I couldn’t find any information about this in the development plan or the regional building regulations.

Well, you’re going to become a premium client at the authorities.

The development plan does not include any other statements in this regard. It basically consists of just a few general sentences (70sqm (750 sq ft) floor area, single-story, no outbuildings).

“No outbuildings” seems to be the answer.

Hello Vicky,
1. because they don’t work on weekends and I have so many questions that I want to address as many as possible now.
2. because I’m interested if there are any court rulings or other sources that I’m not thinking of at the moment.
3. because I don’t want to call the building regulations office for every little question. The lady there already knows me, and it’s awkward to bother someone repeatedly.
4. because the building regulations office is hard to reach, and I work during the week, so I rarely find time to call them.
and 5. because I want to help others who might have the same questions—possibly on a public holiday—and therefore are researching online. If they can find answers after a brief internet search, that helps. Besides, the forum benefits from having more visitors.

Sorry for having replied.

A gap cannot be considered part of the building area.

This concerns a weekend plot. Assuming 700sqm (7,535 sq ft) with a floor area ratio of 0.1, that means 70sqm (750 sq ft) is buildable. And you want to build 2 x 35sqm (375 sq ft)?
2 x 70sqm (750 sq ft) is not allowed.
And now the regulations are missing, which should also state that these are weekend plots... there must be something covering that.

No outbuildings seem to be included in the response.

As far as I know, these are not outbuildings because they contain living spaces (living room, bedroom).
