We own a large weekend property with several building zones. According to the development plan, you are allowed to build a 70 sqm (750 sq ft) house in each building zone.

Is it allowed to build two smaller houses within the building zone instead of one large house, as long as their total area does not exceed 70 sqm (750 sq ft)? We would like to build two small wooden houses.

Also, does the gap between the houses count towards the 70 sqm (750 sq ft)?

I couldn’t find any information about this in the development plan or the regional building regulations.

No need to apologize. Sorry if my response sounded rude; that was not my intention.

This is about a weekend property. Let’s say 700 square meters (7,535 square feet) with a floor area ratio of 0.1, so 70 square meters (750 square feet) buildable. And you want to build 2 x 35 square meters (375 square feet)?
2 x 70 is not allowed.
And now the regulation is missing, which also states that it concerns weekend properties... there must be something like that.

Ok, good to know that a gap does not count towards the building area.

Yes, I want to build 2 x 35 square meters (375 square feet) instead of 1 x 70 square meters (750 square feet).

What exactly do you mean by regulation? I received a plan showing the plots and building envelopes, and the textual requirements are listed on the side, but there is nothing else provided.

What kind of regulation exactly? I was given a plan that shows the plots and the building envelopes, with the related textual provisions noted on the side—there’s nothing more than that.
But that is only known to you and not to us. Do you understand now?
But anyway: the weekend is long over, so what does the building authority say on the phone?
