Hello,
we are currently planning to build a house. Since it should be turnkey and ready to move in, a prefab home provider is basically the only option. However, turnkey solid construction houses are also available, but aside from the construction time and other differences, we are mainly interested in whether this is even feasible price-wise.
Every home builder must face this question, and there seem to be quite a few at the moment.
What are the providers’ prices per square meter? (without basement, with slab foundation)
Danwood is said to be the cheapest here, but is that really true and how big is the difference?
Who has recent experience and can share it with us? What are the differences?
Thanks for your information... we will share ours as soon as we receive the first offers.

Let me be clear: some of your statements sound a bit naive or not fully thought through. To have a real comparison between prefabricated and solid construction, you would need to own two different houses, one of each type, at the same time or in quick succession—and that’s unrealistic. Our neighbors have a Swedish timber house from Eksjö, while we have a solid Ytong house without external insulation. They chose the timber house because of its appearance—they’re fans of Swedish style. We went with the Ytong house because we didn’t want a polystyrene-insulated wall and we trusted this particular builder, who specializes in that type of construction. Both buildings were similarly priced and are comparable-sized bungalows. I couldn’t say whether ours is better or theirs is better. It’s a matter of taste, visual preference, and partly luck in finding someone you trust. When craftsmen do quality work, both types of houses are perfectly sound. One thing to note: walls built as composite systems—that is, wood, membrane, and insulation mats—can be significantly more problematic with water damage than monolithic stone walls, which simply dry out again.
The KfW 40 nonsense is not worth it financially; it’s for men who are smitten with Baerbock and women who have feelings for Harbeck...K.

My hope is that there are already people here who have made comparisons.Yes, and that's exactly why: use the search function. At the top right. Everything has already been discussed in the relevant sections.

If a radiant floor heating system leaks in a timber frame house, as happened to an acquaintance, it’s a real nightmare.
We will build with solid construction next year, since you know what you get, and having a lot of mass for high thermal inertia is definitely an advantage.

Since it should be turnkey and, I believe, move-in ready, basically only a prefab house provider comes into consideration, but there are also solid construction turnkey houses,You get the scope of services you pay for. There are relocation agencies that transfer your entire life and that of your family 1:1 from Tokyo to Paderborn – including golf club memberships, bread delivery service, and physical therapy appointments – which has absolutely no connection to the type of house construction. You can also have entire stone wall panels lifted directly from the truck onto the basement ceiling – this also does not necessarily require wooden beams inside the walls. The time frame from signing the contract to moving in is not a matter of construction method either. Your entire line of questioning shows such a lack of knowledge that you will mostly save time by spending it browsing the forum first.https://www.instagram.com/11antgmxde/

Pinkiponk20 Dec 2019 08:52We have decided on a prefabricated construction method. Our current preferred offer amounts to 2160 euros per square meter (0.09 square feet). It is a two-story house with a 30° hipped roof, two bathrooms with walk-in showers, gas condensing boiler with underfloor heating, preparation for a fireplace in the living room, preparation for photovoltaic system, Q2 level plastering, wallpapering, floor coverings, and foundation slab.
Hand-over is scheduled for 8 months after the "fulfillment of delivery conditions," which includes obtaining the building permit / planning permission. Our offer is currently being reviewed by a professional; I expect feedback today and will get back to you then.
In the list above, I only mentioned part of the scope to avoid typing out the entire offer.
On this occasion, I have the idea to start a new thread asking if it is allowed to post complete offers here in anonymized form.
