ᐅ Owner-performed tile work / remaining tasks for plumbing installation

Hello,

we have agreed with the builder that we will carry out the tiling work (walls and floors) ourselves.
Before the official handover, the builder does not allow any "external" tradespeople on the construction site.
The plan is now to do an inspection after the completion of all trades including the sanitary installation (as far as possible without tiling); then we will do the tiling work, and afterwards the builder’s sanitary company will complete the remaining tasks, followed by a "minor inspection" for those.
- Which tasks in the bathroom can only be done after the tiling work? (Installing the bathtub and shower base is done before the floor/wall tiling, right? Installing the toilet and washbasin plus the corresponding fittings comes after the tiling.)
- This approach should not involve any risks, should it?

No, you wouldn’t be taking a risk; however, I doubt your developer will agree to this, as the question of warranty could arise. For example, if you notice any damaged tiles or similar issues after moving in—who would be responsible? To avoid this, technically, an additional inspection should take place after your self-performed tiling work.

I assume you also purchased the sanitary fixtures from your developer. How about installing the rest yourself after completing the tiling—just for the bathroom/toilet? Then only the final connections would remain: installing the toilet and washbasin with faucets, as well as towel rails and holders. The two interior doors would also normally be included, but maybe you can negotiate a deal with your developer regarding those.
