Hello and good evening,
we are currently considering building a small single-family house.
Since our budget is quite limited,
we are looking at various construction providers to get some price quotes.

The first offer (including the total cost calculation) has now been presented to us by Heinz von Heiden:

We have emphasized several times that we want realistic values...
Of course, some items (the plot of land is not finalized yet) are only estimates, but maybe you have a bit more experience.

Construction site is in Baden-Württemberg
Plot size about 350m² (approx. 3,770 sq ft)
Small single-family house with 8.5x9.5m² (approx. 28x31 ft) footprint
House price around €216,000 (including electric shutters, underfloor heating, automatic ventilation system)

Now, regarding additional construction costs:
- House connections for water/electricity + surveyor + provision of temporary construction power/water €10,000
- Earthworks (sewer/shaft for connections, no basement) / filling of plot (plot not purchased yet) €6,000

Parking space: access path to garage / parking space (simply filling the front area with gravel or stones for now) €3,800

Painting/flooring work (tiles are included in the house price for WC/toilet/hallway/bathroom)
- Laminate flooring (self-installed) for about 90m² (approx. 970 sq ft) + wall finishing (plastering or painting for about 130m² (approx. 1,400 sq ft) as self-performance) €12,000

Outdoor area (access path/entrance step / terrace paving / privacy screen / planting) €11,000

Contingencies = €5,000

Waste/construction debris disposal + building permit fees (planning permission) = €1,000

So the calculation is €216,000 for the house,
€95,000 for the land (which will be difficult, we know)
€65,000 for everything else

Now I hope this roughly makes sense?

Excavation work appears to be risky to me, and some things also seem to be missing. Therefore, I recommend the following reading

Hello, at H&H they operate in the low-price segment.

In other words, you should not expect leniency.

Where did you get these figures from?

- House connections for water/electricity: 8,000 euros, with gas an additional 3,000 euros
- Surveyor: 3,000 euros, if necessary at all
- Provision of construction power/water: It depends. I estimated 2,000 euros myself. Since I didn’t have to pay meter rent (100 euros/week), it was then 1,000 euros including construction water
- Sewer manhole/connection shaft (for drainage): around 4,000–5,000 euros
- Filling the plot (not easy to estimate) but 6,000 euros could be realistic

- Parking space: access road garage / access road parking space (just filling the entrance area with stones for the start) 3,800 euros.

Painter/flooring work (tiles are included in the house price for WC/toilet/hall/bathroom)
- Laminate (DIY) for about 90m² (970 ft²) + wall covering (plastering or painting for about 130m² (1,400 ft²) as DIY) 12,000 euros
Why does it say plaster? Do you mean interior plaster? Forget it

- Access path/terrace surface: 10,000 euros
- Fence/privacy screen: 3,000 euros
- Landscaping: 2,000 euros

- Unexpected costs = buffer, not really calculable. But 5,000 euros is not a real buffer; that amount was already consumed by the landfill fees in my case

- Landfill = see above. For excavation classes Z0 to Z1.1
- Pushing back soil: 1,500 euros
- Soil analysis / landfill assessment: 1,500–2,000 euros
- Permit fees based on building cost: 2,000 euros, for exempt buildings 100 euros

How much living space do you have in square meters? That’s not clear to me!

For the floor area and definitely two full stories in BW, I end up with about 145m² (1560 sq ft) of living space. Heinz von Heiden certainly won’t offer you that for 216k. You need to carefully study the building specifications and identify the gaps.

You need to carefully study the scope of work description and find the gaps.

Is this going to be a shell house? I already see additional financing on the horizon if you can’t raise more money beyond my numbers.
