I have some possibly "basic" and probably very general questions, as I’m a bit confused after several phone calls with different prefab home providers.
Some providers told me that you first have to sign a kind of preliminary contract, based on which plots are then offered from a pool. For your information: We do not currently own a plot yet.
Now, my questions about this:
Do multiple providers access a shared "plot pool"?
Are these plots not otherwise available for public sale?
Is the procedure with these "preliminary contracts" for land search common practice?
Should I sign such contracts with several providers to increase my chances of finding a suitable plot, or should I expect costs for a service related to land search?
Is there a usual procedure that is followed in this situation? How did you approach it?
I would really appreciate your answers.

The quality of the local search function excuses you a little, but basically your question has already been answered here this year.
The home builders look for plots exactly where you would search yourself, usually have no exclusive reservations, and in a serious case will offer “comparable” alternative plots. This is just about getting you to sign, nothing more.
2. Wait and be patient.
The desperation of your search does not make the market easier, but it does make your wallet more vulnerable.

It’s certainly disappointing – on the phone, the providers always make it sound like they offer the perfect all-in-one solution.
The “pre-contracts” I mentioned were said to incur no costs – but I remain skeptical about that.
This means, quite specifically, that even if you have agreed on a plot of land with a provider, it can still be purchased by someone else at any time.

Strahleman13 May 2019 22:13A well-known couple of mine recently had a mediation meeting with one of the supposedly leading prefab house manufacturers, which was cut short and they were kicked out of the show home. They had refused to sign the preliminary contract you mentioned during that meeting. In my opinion, this already says a lot about these preliminary contracts...
