Hello everyone,
we are currently planning our house construction and are approaching the decision of which plot of land to buy.

My husband and I are undecided but tend to prefer the plots in the east, as they cannot be built on and offer a beautiful view of nature. However, these plots slope downward to the east, meaning that in summer the sun would be gone around 6 p.m. The living room would be oriented to the east, while the kitchen and dining area would face southwest. Would this be a drawback for you? What is your opinion?

Thank you very much for your help!

The information is a bit sparse. If it’s only according to the plan, then the 28. How steep is the slope? What is allowed to be built?

To be honest, just based on a plan that I actually need a magnifying glass for even when enlarged, nobody here can really give you solid advice. Nobody knows enough about the area or the development—unless someone is familiar with the neighborhood and the building site.

I would never assume that a view is permanently unobstructed—I know too many houses that stand where just years before people swore nothing would ever be built (and those who were happy about their unobstructed view now live in the tenth row of a housing estate).
What kind of road is there to the east? Large? Busy?

What does the possible ecological compensation mean? Could it become a local recreation area, or is it already one?

What kind of house do you want and how much garden space? From the tiny plan, it looks like the plots to the west might be a bit bigger—what do you prefer there?

etc., and so on.

Well, I’ll just say: go for plot 17, it’s the best one!

Why, how, and what for?
Well, that’s just what I’m reading from the plan up there :p

Does the unobstructed view overlook a country road and a railway line?

No, that's a river/stream with a pedestrian/cycle path behind it.
How steep is the slope? I would look for a flood risk map and check if the eastern properties are affected... no matter how small the stream is.

In general, I think it’s good if the sun goes away after 6 p.m. in summer, then you can also venture outside and sit down. 😉

That is exactly a very small stream. Behind it is a nature reserve, so no development is allowed there. All the plots are large enough for us, as they are all over 550 m2 (5,920 sq ft).
The terrain is not steeply sloped but has enough incline to make a basement worthwhile.
The tip about the flood map is great; I will check that right away! Thanks!
